Why so many Mustang water heaters are due
Mustang's biggest building decade was 2000 to 2009. The Census Bureau's 2020 to 2024 survey counts nearly 2,000 homes built in those years, out of about 8,500 in the city, plus about 3,100 more from the 1970s and 1980s. A heater installed with a 2005 house would be about twenty years old today if it's still the original, and the older neighborhoods are on their second or third tank by now. Groundwater that the USGS describes as calcium-magnesium bicarbonate water adds sediment and wear to every one of them.
Permits and code in the City of Mustang
Mustang builds and inspects to the International Residential Code, along with the matching plumbing and fuel gas codes and the amendments the state and city have adopted. The city's homeowner exemptions cover things like painting, small sheds and swapping minor appliance parts. Water heaters aren't on that list, so the work goes to a contractor licensed with the city, and that holds for rental houses too.
That matters for a water heater, because a replacement touches the water supply, the gas line or electrical circuit, the venting and the relief valve piping. We pull the permit through Community Development and install to the inspection standard, which includes:
- A temperature and pressure relief valve with its discharge pipe routed to a safe location
- Correctly sized and pitched venting on gas units, with proper clearances
- A gas shutoff, sediment trap and leak-tested gas connection
- Thermal expansion control where the plumbing system calls for it
- A drain pan where a leak would damage the space around the heater
- A raised ignition source for gas heaters in garages where code requires it
Choosing the right replacement
| Option | Good fit for | Keep in mind |
| Gas tank, same size | Homes already plumbed and vented for gas | The vent still has to be checked against the new unit |
| Electric tank | Homes without gas, or a second heater for a far wing | Slower recovery than gas |
| Larger tank | Households that run out of hot water now | Needs space, and possibly a bigger vent or gas line |
| Tankless | Long showers, high demand, tight spaces | Needs gas and venting sized for it, plus regular descaling |
If you're weighing that last option, our page on tankless water heaters in Mustang walks through the gas, venting and water quality questions.
Winter water heater replacement
A tank that fails in winter is an urgent job, since nobody wants to go without hot water when the incoming line is near freezing. Our phones are answered around the clock, and a standard gas or electric replacement can often be done the same day you call. If the city inspection can't happen until the next business day, the heater is still installed to code that day and the inspection follows.
Our replacement process
- Size it. We look at household size, fixtures, and the existing gas line or electrical circuit.
- Haul out the old one. The old tank gets emptied, shut off at the gas or power, unhooked and loaded on our truck.
- Install to code. New heater, venting, valves, connections and relief piping, all tested for leaks.
- Get it signed off. The permit goes through Community Development, and we book the inspector's visit.
