Valley Brook: a 160-acre town with oil-field roots

Valley Brook is a 160-acre town of its own, surrounded on every side by Oklahoma City. Its north edge is SE 59th Street and its east edge is Eastern Avenue, with Interstate 35 and Interstate 240 about half a mile to the west and south. The ground here sits in the middle of the Oklahoma City oil field. In the 1930s Cities Service ran a large operation in the area, and the first homes were oil-camp housing for its workers. Pipe yards and a drill collar manufacturer gave neighbors work close to home.

After World War II, builders laid out the Dotson-Merson and A. C. Anderson housing additions southwest of 59th and Eastern. In May 1956, with about a thousand residents, the community voted to incorporate. Voters later turned down annexation by Oklahoma City twice, in 1963 and again in 1988, and the 2020 census counted 662 people.

Valley Brook housing: almost entirely 1950s single-family homes

For a plumber in Valley Brook, the numbers point in one direction. The American Community Survey counts about 293 housing units in town, and nearly all of them are detached single-family houses. About 166 were built in the 1950s and another 49 in the 1940s. The median year built is 1955, older than Del City's 1964 and far older than Oklahoma City's 1982. Households are split almost evenly between owners and renters.

A house from 1955 has had seventy years for its pipes to age. Unless they have been replaced, the original water lines may be galvanized steel that has narrowed with rust, and the sewer lateral may be clay or cast iron. Both fail slowly: pressure fades, drains run sluggish, then one day the line backs up or a wet spot shows in the yard. If you own a rental here, a sewer camera inspection between tenants is a simple way to catch a failing line before it becomes an emergency.

Gas piping deserves the same attention. In a house this age, the lines feeding the water heater, furnace and range may have been extended or rerouted several times by different owners. If you ever smell gas, leave first and call from outside. For everything after that, from leak repair to pressure testing, see our gas line repair service.

Water, sewer and weather in Valley Brook

The town's trustees took steps to provide water and sewer service after incorporation, according to the Encyclopedia of Oklahoma History and Culture. Federal drinking water records today list a small groundwater system serving the area, Sooner Utilities-Valley Brook, with about 340 service connections. For meter, billing or outage questions, start with the provider named on your water bill. Leaks, low pressure and fixture problems on the house side of the meter are where we come in.

Weather is the other strain on old plumbing. A tornado struck Valley Brook in 2000, with no loss of life. In February 2021 Oklahoma City dropped to minus 14°F, its second-lowest temperature on record, according to the Oklahoma Climatological Survey, and IBHS research treats 20°F as the point where pipes in southern homes are at risk. After any storm that damages a wall or roof, check for bent gas piping and broken vent pipes before you relight appliances. Before a freeze, insulate exposed lines or ask about plumbing winterization.

Permits in Valley Brook

Valley Brook has governed itself since 1956, so work inside town limits is not handled by Oklahoma City's permit office. Check with the town before larger jobs like a sewer line replacement or a new gas line. When a permit is required, we handle the application and meet the inspector, so the paperwork is one less thing on your list.

If you rent, your first call on a slow drip usually goes to the landlord. A burst pipe or a sewer backup cannot wait for business hours, though. Close the main shutoff, then call the property owner and call us, because we answer 24/7.

Freeze season is here in Valley Brook.

Frozen pipes, burst pipes, split hose bibs and sprinkler backflow damage. We answer 24/7 when the temperature drops. See our winter plumbing services.

Emergency & Everyday Plumbing in Valley Brook

24/7 Emergency Plumbing Services

Water pouring from a ceiling or sewage coming up a tub drain in Valley Brook? Call any hour. We answer around the clock and walk you through stopping the water before we get there.

Drain Cleaning & Clogged Drain Repair

Seventy years of use leaves kitchen and bath drains in Valley Brook's 1950s houses lined with grease, soap and scale. We clear the clog and check whether the line under the house is the real problem.

Toilet Repair & Installation

A constantly running toilet wastes water around the clock. We repair fill valves, flappers and leaking wax seals in Valley Brook bathrooms, and we install a new toilet when the old one cracks.

Faucet & Sink Repair

Leaky faucets, loose handles and slow sink drains are quick fixes in most Valley Brook kitchens and baths. We also replace corroded shutoff valves so you can turn the water off when you need to.

Garbage Disposal Repair & Replacement

If your disposal hums but will not spin, leaks from the bottom or trips the breaker, we can repair or replace it. In older Valley Brook kitchens we also check the drain connection below it.

Water Pressure Problems & Repair

Low pressure throughout a Valley Brook house often traces to corroded galvanized pipe or a failing pressure regulator. Pressure that is too high stresses fixtures and water heaters. We measure it and fix the cause.

Plumbing Fixture Installation & Replacement

Replacing a sink, faucet, tub or shower in a Valley Brook home? We install the new fixture, replace the old supply lines and stop valves, and make sure every drain connection is tight.

Water Heater Services in Valley Brook

Water Heater Repair

When a Valley Brook water heater stops heating, the cause is often a thermocouple, gas valve, element or thermostat. We test it, repair what is worth repairing and handle winter breakdowns when cold incoming water works heaters hardest.

Water Heater Replacement & Installation

A tank that leaks from the bottom has reached the end. We replace water heaters in Valley Brook homes, update old gas connectors and vent pipe, and make sure the new unit has a working relief valve and discharge line.

Tankless Water Heater Installation & Repair

In a small 1950s house, a wall-hung tankless heater can free up the closet that held the old tank. We install, repair and descale tankless units for Valley Brook homes, and we check the gas supply first.

Hot Water Recirculation Pump Installation

Even in a compact Valley Brook house, hot water can take a while to reach the farthest tap. A recirculation pump keeps hot water close to the fixtures and cuts the wait at the shower.

Leak Detection, Water Lines & Repiping in Valley Brook

Slab Leak Detection & Repair

If a Valley Brook home sits on a slab and you hear water running with every tap off, a pressurized line under the floor may be leaking. We locate it precisely before cutting any concrete.

Water Leak Detection & Repair

A small groundwater system serves Valley Brook, and every gallon lost to a hidden leak still shows up on your bill. We test at the meter, listen along the lines and find leaks in walls, floors and yards.

Water Line Repair & Replacement

The buried line from the meter to your Valley Brook house may be as old as the house itself. We repair leaks and replace worn galvanized or copper water lines with new pipe sized for today's fixtures.

Whole-House Repiping

Brown water, weak showers and repeat pinhole leaks in a Valley Brook home usually mean the original galvanized pipe is done. Repiping replaces the whole system in one planned project instead of one emergency at a time.

Lead Water Service Line Replacement

Homes built in the 1940s and 1950s can have older service line materials. If testing or the utility's records show lead or galvanized pipe at your Valley Brook house, we replace it from the meter to the home.

Smart Water Shutoff Valve Installation

For a Valley Brook rental that sits empty between tenants, a smart shutoff valve can close the main automatically when it senses a leak and send an alert to your phone.

Sewer & Drain Line Services in Valley Brook

Sewer Line Repair & Replacement

Clay and cast-iron sewer laterals from the 1950s crack, sag and separate with age. When a Valley Brook line fails, we excavate, repair or replace the broken section and connect it properly to the main.

Hydro Jetting

Snaking punches a hole through a clog. Hydro jetting washes the whole pipe wall, which makes it the better choice for old Valley Brook sewer lines packed with grease, scale and roots.

Sewer Camera Inspection

Buying or renting out a 1950s house in Valley Brook? A sewer scope shows cracks, bellies, roots and offsets in the lateral before they cause a backup, and the video helps you plan the repair.

Trenchless Sewer Repair & Replacement

Pipe bursting and other trenchless methods replace a Valley Brook sewer lateral through small pits at each end, which spares the driveway, the fence and the yard on a small lot.

Cast-Iron Sewer Pipe Descaling

Cast-iron drains inside a 1950s Valley Brook house build up scale that catches paper and grease. Descaling grinds the inside smooth again and helps the pipe flow at full size.

Sewer Root Removal

Roots that slip into the joints of an old clay sewer line will keep coming back. We cut them out in Valley Brook, flush the line and show you on camera whether a repair is needed to keep them out.

Main Sewer Cleanout Installation

Without a cleanout, clearing a main line clog in a Valley Brook house can mean pulling a toilet. We install an outdoor main sewer cleanout so future service is faster and less messy.

Sewer Odor Detection & Repair

Sewer gas in a Valley Brook home can come from a dry floor drain, a loose toilet, a cracked vent or a broken pipe under the house. We test with smoke and cameras to find the exact source.

Winter Freeze Protection & Repair in Valley Brook

Burst Pipe Repair

Old galvanized pipe can let go without warning, and a freeze makes it more likely. When a pipe bursts in a Valley Brook house, we stop the flow, replace the damaged section and check the neighboring joints.

Frozen Pipe Repair & Thawing

During the February 2021 freeze, the metro reached minus 14°F. If a Valley Brook faucet stops running on a frigid morning, leave it open, find the main shutoff and call us to thaw the line safely.

Plumbing Winterization

Before cold weather, we insulate exposed pipes in Valley Brook crawl spaces, garages and outside walls, and we winterize vacant rental houses so the lines do not split while no one is home.

Outdoor Faucet & Hose Bib Freeze Repair

An old-style outdoor faucet holds water right at the outside wall, where it freezes. We replace split or leaking hose bibs in Valley Brook with frost-free models that shut off inside the warm wall.

Sprinkler System Winterization

If your Valley Brook yard has a sprinkler system, its backflow preventer sits above ground and freezes first. We drain and protect it before winter and repair preventers that cracked.

Gas, Water Quality & Specialty Plumbing in Valley Brook

Gas Line Repair & Installation

Gas piping in a 1950s house may have been extended and patched over the years. Smell gas? Get outside and call the gas utility. Then we find and repair leaks on Valley Brook house piping and pressure test it.

Whole-House Water Filtration Installation

Valley Brook's water comes from a groundwater system. If you want to cut sediment, taste or odor, or simply add filtered drinking water, we install whole-house filters and under-sink reverse osmosis systems.

Backflow Testing & Certification

Businesses along SE 59th Street and homes with irrigation in Valley Brook may rely on backflow assemblies. We test and certify them, repair irrigation backflow preventers and replace units that fail.

Outdoor Gas Line Installation (BBQ, Fire Pit, Outdoor Kitchen)

Want a gas grill or fire pit in a Valley Brook backyard? We size and run an outdoor gas line, bury it properly, install a shutoff and pressure test the line before use.

Walk-In Tub Plumbing Installation

Long-time Valley Brook residents who want to stay in their homes can make bathing safer with a walk-in tub. We handle the supply lines, the drain and the hot water the tub needs.

Septic Plumbing & Pressure Tank Repair

Valley Brook arranged its own water and sewer service soon after incorporating, so septic work inside town is rare. For a well pressure tank or septic line on property outside town, we can help.

Commercial Plumbing in Valley Brook

Commercial Drain Cleaning

Restaurants, bars and shops near 59th and Eastern deal with grease and heavy drain use. We clean commercial drains and jet grease lines in Valley Brook, including late at night after closing.

Commercial Plumbing Maintenance

For Valley Brook businesses, scheduled maintenance keeps restrooms open and kitchens running. We service water heaters, jet drains, repair fixtures and test backflow devices on a regular plan.

Why Valley Brook calls us

40+ yrs

Seventy-year-old plumbing is familiar work

Four decades in the trade, going back to 1985, give us a feel for 1950s houses like the ones in Valley Brook, and that saves time on every diagnosis. In those forty-plus years we have worked on every generation of pipe you find in a 1950s house: galvanized supply lines, cast-iron drains, clay sewer laterals and the newer PEX and PVC that later owners spliced in. We look at how the whole system was pieced together, explain which parts are near the end of their life and help you decide what to fix first. In a town where most houses are the same age, that pattern knowledge saves time.

Straight answers for owners and landlords

Valley Brook households are close to an even split between owners and renters, and we work for both. Our 4.9-star rating across 88 Google reviews comes from doing the job right and explaining it in plain language. That helps a landlord plan the next repair and helps a tenant know what to report. We price the actual job after we see it, we are licensed and insured, and financing is available for larger work such as repiping or a sewer line replacement. We stand behind our work whether the house is your home or your investment.

24/7

Night and weekend calls answered

We answer the phone 24 hours a day, every day of the year, including holidays. If water is running where it should not be, we talk you through closing the main shutoff before we arrive, which can save floors, cabinets and drywall. Same-day service is often available in Valley Brook, and we come prepared with the fittings, adapters and valves that older homes tend to need, so most repairs can be finished in a single visit. When you call, you reach someone who can actually help, not a message service.

What our customers say

4.9 out of 5 from 88 Google reviews

These guys were great! A breath of fresh air from the usual contractor/service. They cared about fixing the problem not how much they can charge. I had a same day service need, leak in between floors, the day before a trip. They came out same day and presented multiple solutions as well as keen explanations.

Mr. Robert has amazing customer service and work ethic. He fixed our toilet very quickly and explained everything that he was doing, and even showed us the finished product. Awesome work!

Valley Brook plumbing questions

Who provides water service in Valley Brook?

Federal drinking water records list a small groundwater system called Sooner Utilities-Valley Brook serving the area, with about 340 service connections. The provider named on your water bill is the one to call about the meter, billing or a water outage. Problems on the house side of the meter, such as a leaking service line, low pressure at every faucet or a failing water heater, are plumbing repairs we can handle at any hour. Not sure which side a leak is on? We can help you check.

Is Valley Brook part of Oklahoma City?

No. Valley Brook incorporated as its own town in May 1956, and its voters rejected annexation by Oklahoma City in 1963 and again in 1988. It is a 160-acre town surrounded by Oklahoma City, bordered by SE 59th Street on the north and Eastern Avenue on the east. That matters for permits, because work inside town limits goes through the town rather than through Oklahoma City's development office. We work on both sides of the line, and we check the jurisdiction before any permitted job.

My Valley Brook house was built in the 1950s. What fails first?

In homes from that decade, the usual suspects are galvanized supply pipe that has narrowed with rust, a cast-iron or clay sewer lateral with cracks or root intrusion, and gas and vent connections that have been reworked through several water heater replacements. Low pressure, brown water and slow drains are the early warnings. A pressure test and a sewer camera inspection give you a clear picture of the system before something fails, and they help you set priorities if the budget only covers one project this year.

Do you work on rental houses in Valley Brook?

Yes. The Census counts Valley Brook households as close to an even split between owners and renters, and we work for both. We fix leaks, toilets, water heaters and drain clogs for landlords and property managers, and we can inspect the sewer line, water heater and shutoff valves between tenants so small problems get fixed while the house is empty. Tenants can call us too, although most repairs need the property owner's approval before we start. In a true emergency, shut off the main first, then call the property owner and us.

How cold does it get, and when do pipes freeze?

On February 16, 2021, Oklahoma City dropped to minus 14°F, its second-lowest temperature on record, according to the Oklahoma Climatological Survey. IBHS research treats 20°F as the alert threshold for pipes in southern homes, and lines on outside walls and in crawl spaces freeze first. When a hard freeze is coming, drip faucets, open cabinet doors under sinks, disconnect hoses and know where your main shutoff is. If a pipe freezes or bursts, shut the main off and call us any hour.
