Why Mustang pipes freeze
For houses in the South, IBHS points to 20°F as the outdoor reading where frozen pipes become a real risk, a figure drawn from University of Illinois building research. Wind lowers the bar. Moving air strips heat from an exposed pipe much faster than still air, so a line on a north or west wall can freeze on a breezy 20-degree night that a sheltered line would ride out.
Mustang sits at the southwest edge of the Oklahoma City metro, in a corner of Canadian County that the Oklahoma Historical Society describes as orchard, dairy and beef cattle country before it became a suburb. Open country still surrounds the newer subdivisions, so there isn't much to slow an arctic wind before it reaches your walls. That's how the February 2021 outbreak played out: the Oklahoma Climatological Survey logged minus 14°F at Oklahoma City on the 16th, colder than any reading there since 1899.
Frozen well lines, well houses and pressure tanks
If your property is outside Mustang's city water system, you may be on a private well. The USGS notes that the Central Oklahoma aquifer under this part of the state supplies numerous domestic wells. Those setups add freeze points that city homes don't have:
- The well house or pump enclosure, often an unheated shed holding the pressure tank, switch and piping
- The pressure switch tube, a small line that can freeze early and leave the pump unable to sense pressure
- Exposed pipe where the line leaves the wellhead or enters the house
- Yard and barn hydrants that weren't drained after use
A frozen pressure switch or tank line can leave the house dry even when the pump and well are fine. We thaw the frozen section, check the switch, tank and fittings for cracks, and bring the pressure back. A heat source rated for the space, plus insulation, usually keeps it from happening again.
Our thawing and repair process
- Trace the dead fixtures. We follow them back to the frozen section, starting with walls, attics, garages and well equipment exposed to the wind.
- Warm it gradually. We begin beside the open tap and creep along the line toward the frozen plug, which gives thawed water an exit.
- Watch for weeping. With water back on, we check the thawed run and nearby fittings under pressure.
- Repair and protect. Cracked pipe gets replaced, and we recommend what stops a repeat, from insulation to a frost-free hose bib.
