A railroad town wrapped by Oklahoma City

Jones started out as Glaze. Luther F. Aldrich platted the townsite on April 22, 1898, and named it for Charles G. “Gristmill” Jones, Oklahoma City’s three-time mayor and his business associate. The St. Louis and Oklahoma City Railroad, later the Frisco, ran its Sapulpa line through town, and Jones incorporated on January 4, 1909. Cotton gins, dairies and implement dealers kept it going until jobs at what became Tinker Air Force Base helped turn it into a commuter town, according to the Oklahoma Historical Society.

Today Jones covers about 13.7 square miles along NE 93rd Street, also called East Britton Road, roughly four miles south of Interstate 44. Oklahoma City surrounds it on three sides, and no major highway runs through town. By 2000, about half of employed residents commuted at least thirty minutes to work. Older landmarks include the site of State Center School, which opened in 1916 at Wilshire and Indian Meridian and closed in 1947.

Older homes than the neighbors

Jones grew slowly: 794 residents in 1960, 2,270 by 1980 and about 2,890 in 2020. Census estimates for 2020 to 2024 put its median home at 1976, older than Choctaw or Harrah, and more than a third of the roughly 1,200 homes date from before 1970, including a sizable group from the 1950s. Houses that age can still have original galvanized supply pipe, cast iron drains and outdoor spigots that have frozen more than once. They also tend to have small water heater closets and gas piping sized for the appliances of their day, which matters when you upgrade.

Leak on your side of the meter?

The town covers the mains. We cover the pipes from the meter in, any hour of the day or night.

Town water, town sewer and town gas

Jones runs more of its own utilities than you might expect. Public Works maintains the town’s water wells and all water mains and piping up to the customer’s meter, the wastewater mains from customer taps to the treatment facility, and the natural gas system, including gas mains, service meters, and leak and odorant surveys. Water is tested monthly through DEQ. The dividing line matters when something goes wrong: the town handles its side of the meter or tap, and the pipes on your side are the homeowner’s.

EPA records list the town water system as groundwater serving about 1,700 people, so a good share of Jones households, many on larger lots, rely on private wells and septic systems instead. A private well is the property owner’s responsibility, and the CDC’s yearly testing list starts with coliform bacteria and nitrates. Any new or altered septic system needs DEQ’s Authorization to Construct before work starts. Our gas line repair and leak detection and underground water line repair cover everything past the meter.

The North Canadian, oak ground and ice

The North Canadian River winds through the far northeast corner of Jones, and the town sits in the Cross Timbers, where post oak and blackjack oak grow on sandy, rolling ground. Those roots work their way into older sewer lines at the joints. Winter is the bigger test. Jones went through the December 2007 ice storm, and on February 16, 2021, Oklahoma City dropped to minus 14°F, its second-lowest reading on record. Older homes with lines in crawlspaces, exterior walls and unheated utility rooms have the least margin in cold like that. Read our winter plumbing guide before the next one.

Permits and inspections in Jones

The town’s building inspector reviews permit applications, and Jones requires that electrical, plumbing, gas, heating and air conditioning work be performed by professionals licensed by the State of Oklahoma, with inspections at every stage of construction. Since the town is also your gas utility, call the town’s emergency line or 911 from outside if you ever smell gas. Town Hall is at 110 East Main Street, and the inspector’s office can tell you what a given job needs.

Emergency & Everyday Plumbing in Jones

24/7 Emergency Plumbing Services

Water spraying in a Jones crawlspace or a sewer backup on a holiday weekend? Call us any hour. If it is a gas smell, get out and call the town’s emergency line or 911 first, since Jones runs its own gas system.

Drain Cleaning & Clogged Drain Repair

Jones homes from the 1950s through the 1970s have drain lines that have seen half a century of grease, hair and roots. We clear clogged kitchen, bath and main drains and tell you whether the pipe needs more than cleaning.

Toilet Repair & Installation

Toilets in older Jones homes often sit on corroded flanges or soft subfloor. We repair leaks and running toilets, reset loose ones, and install new toilets on a solid, sealed base.

Faucet & Sink Repair

Leaky faucets, slow sink drains and seized shutoff valves are routine in Jones houses that have had the same fixtures for decades. We repair what is worth saving and replace what is not.

Garbage Disposal Repair & Replacement

Jones homes on town sewer can run a garbage disposal without worrying about a septic tank. We repair jams, leaks and electrical faults, and replace worn-out disposals with properly sized new units.

Water Pressure Problems & Repair

Low pressure in a Jones home can come from aging galvanized pipe, a failing regulator or, on a well, a worn pressure switch. We find the cause and install or replace pressure regulators where needed.

Plumbing Fixture Installation & Replacement

Updating a 1970s Jones bathroom? We install and replace sinks, faucets, toilets, tubs and showers with state-licensed plumbers, as the town requires, and tie them correctly into the existing lines.

Water Heater Services in Jones

Water Heater Repair

Jones water heaters work hardest after a cold front, when the water coming in from the mains is at its coldest. We fix gas valves, burners, thermocouples, elements and leaking fittings, and treat a winter no-hot-water call as urgent.

Water Heater Replacement & Installation

Many Jones houses date to the 1970s or earlier, and their water heater closets were not built for today’s taller, wider units. We replace tank heaters, correct the venting and gas connection, and handle the permit and inspection.

Tankless Water Heater Installation & Repair

A tankless heater can free up space in a compact Jones utility closet. Tankless units often need a bigger gas line than an older home has, so we size the piping first, then install, repair and descale the unit.

Hot Water Recirculation Pump Installation

If you wait and wait for hot water at the far end of your Jones house, a recirculation pump can bring it to the tap quickly and stop wasting the cold water you run down the drain.

Leak Detection, Water Lines & Repiping in Jones

Slab Leak Detection & Repair

Jones homes built on slabs hide their supply lines under concrete. A meter that keeps turning with everything off, a warm floor or a damp baseboard means it is time for slab leak detection and repair.

Water Leak Detection & Repair

Public Works handles piping up to your meter. A leak after the meter is on the homeowner. We pinpoint hidden and underground leaks on Jones properties with electronic equipment, so we dig once and in the right spot.

Water Line Repair & Replacement

On town water, your service line runs from the Jones meter to the house; on a private well, from the wellhead. Either way it is your pipe, and we repair leaks in it or replace the whole run.

Whole-House Repiping

With a median build year of 1976 and more than a third of homes older than 1970, Jones still has plenty of galvanized steel water pipe. We replace it with copper or PEX and bring back strong, clean flow.

Lead Water Service Line Replacement

Every Oklahoma water system, Jones included, had to build an inventory of service line materials. If your side of the connection turns out to be lead or galvanized, we replace it from the meter to the house.

Smart Water Shutoff Valve Installation

A smart shutoff valve watches your water use and closes the main when it detects a leak, a useful backup in older Jones homes with aging pipe. It works on town service or a private well.

Sewer & Drain Line Services in Jones

Sewer Line Repair & Replacement

Jones Public Works maintains the sewer mains, but the lateral from your house to the tap is yours. When it cracks, sags or fills with roots, we repair or replace it and get the work inspected.

Hydro Jetting

Grease, scale and fine roots build up in Jones sewer lines that are decades old. Hydro jetting scrubs the inside of the pipe clean, and it is often the better choice when cabling only buys a few months.

Sewer Camera Inspection

Jones homebuyers, take note: an older lateral can hide root intrusion and offset joints that a standard home inspection never sees. A sewer scope shows them on camera before closing day.

Trenchless Sewer Repair & Replacement

Trenchless sewer repair and pipe bursting let us replace a broken Jones sewer lateral through a couple of small access pits, without trenching across a mature yard or tearing out a driveway.

Cast-Iron Sewer Pipe Descaling

Cast iron drains in Jones homes from the 1950s and 1960s narrow as scale and rust build up inside. Descaling restores the full opening and can postpone replacing the line for years.

Sewer Root Removal

Jones sits in Cross Timbers oak country, and tree roots love the joints in older sewer laterals. We cut out the root masses and clean the lateral, and if roots keep coming back, we talk about repairing that section.

Main Sewer Cleanout Installation

Older Jones houses often have no outdoor cleanout, so clearing a main means working through a toilet or a roof vent. We install a main sewer cleanout outside, so a clog can be cleared without going through the house.

Sewer Odor Detection & Repair

Sewer gas in a Jones home can come from a dried-out trap, a cracked cast iron line or a broken vent. We use smoke testing and cameras to track the smell to its source and repair it.

Winter Freeze Protection & Repair in Jones

Burst Pipe Repair

When a Jones pipe bursts, close the main and call. We repair burst supply lines in crawlspaces, attics and walls, and handle the emergency leak repair that follows a freeze, when splits appear as the ice melts.

Frozen Pipe Repair & Thawing

Jones has seen its share of hard winters, from the December 2007 ice storm to February 2021, when Oklahoma City bottomed out at minus 14°F. We thaw frozen pipes carefully and repair the splits ice leaves behind.

Plumbing Winterization

Older Jones homes with pipes in crawlspaces and outside walls benefit most from winter prep. We insulate exposed pipes, seal cold spots, and winterize vacation homes and empty rentals before freezing weather.

Outdoor Faucet & Hose Bib Freeze Repair

An outdoor faucet that drips, or one that cracked last winter, is a common Jones repair. We fix frozen hose bibs and install frost-free models that keep the water inside the warm part of the wall.

Sprinkler System Winterization

Jones yards with irrigation need their lines drained before the first hard freeze. We winterize sprinkler systems and protect or repair the backflow preventer, the part most likely to crack.

Gas, Water Quality & Specialty Plumbing in Jones

Gas Line Repair & Installation

The Town of Jones runs its own natural gas system and maintains the mains and meters. Everything past the meter is yours, and we repair house gas lines, find leaks and pressure test the work before it goes live.

Whole-House Water Filtration Installation

Jones town water and private wells both draw on groundwater from central Oklahoma rock. If a test shows something you want out, we install whole-house filtration or an under-sink reverse osmosis system to target it.

Backflow Testing & Certification

We test and certify backflow assemblies for Jones homes and businesses, install new backflow preventers, and repair irrigation backflow devices so contaminated water cannot flow back into the town’s system.

Outdoor Gas Line Installation (BBQ, Fire Pit, Outdoor Kitchen)

Want a gas grill, fire pit or outdoor kitchen in your Jones backyard? We run outdoor gas lines from your house piping, pressure test them, and coordinate with the town on permits and inspection.

Walk-In Tub Plumbing Installation

Planning to stay in your Jones home for good? A walk-in tub makes bathing safer. We handle the plumbing for the install, from supply and drain lines to making sure hot water keeps up.

Septic Plumbing & Pressure Tank Repair

Jones households outside the town water system rely on wells, pressure tanks and septic. We repair pressure tanks and switches, well lines and the drain plumbing to the septic tank, and point you to DEQ rules for new systems.

Commercial Plumbing in Jones

Commercial Drain Cleaning

We clean drains for Jones restaurants, shops and offices along Main Street and Britton Road, and jet restaurant grease lines before buildup causes a backup in the middle of service.

Commercial Plumbing Maintenance

For Jones schools, churches and businesses, the plumbing that fails is usually the plumbing nobody looked at: a tired water heater, a sticky flush valve, an untested backflow device. Scheduled maintenance fixes that.

Local, licensed and insured

Why Jones calls us

40+ yrs

One call for water, drains and gas

In Jones, the town maintains the water, sewer and gas mains and meters, and everything on your side is yours. We have more than 40 years in the plumbing trade, and our work covers all three of those systems inside your home: supply piping, drains and the sewer lateral, and gas lines. That means one call when a water heater replacement needs a new gas connection, or when a wet spot in the yard turns out to be your service line rather than the town’s main. We sort out which side of the meter the problem is on first.

24/7

Answering through ice and wind

Older Jones homes do not handle hard freezes well, and pipes tend to give out overnight or on holidays. We answer 24/7, weekends included, and we can walk you through closing the main or turning off the gas to a water heater before we arrive. Same-day service is often available when the weather turns. Once we are there, we find the freeze, thaw it safely, check for splits and fix what the ice broke, then show you how to keep that pipe from freezing again next winter. You get a plumber on the phone, not an answering service.

Licensed

Licensed the way Jones requires

The Town of Jones requires plumbing and gas work to be done by professionals licensed by the State of Oklahoma, with inspections along the way. We are licensed and insured, and our plumbing experience goes back to 1985. Customers rate us 4.9 stars across 88 Google reviews. Financing is available for bigger jobs like repiping a 1950s house or replacing a sewer lateral, and we take pride in leaving work that passes inspection and lasts for years, not just until the next cold front. We explain the options and the cost before any work starts.

These guys were great! A breath of fresh air from the usual contractor/service. They cared about fixing the problem not how much they can charge. I had a same day service need, leak in between floors, the day before a trip. They came out same day and presented multiple solutions as well as keen explanations.

Jones plumbing questions

Who fixes a water or sewer leak in Jones, the town or me?

It depends on which side of the meter or tap the leak is on. Jones Public Works maintains the water wells, mains and piping up to the customer’s meter, and the wastewater mains from the customer’s tap to the treatment facility. Anything on your side, including the service line to the house and the sewer lateral from the house to the tap, belongs to the homeowner. If water is bubbling up near the meter, call the town first. If the leak is in your yard, under the slab or inside the house, call us.

What should I do if I smell gas in my Jones home?

Get everyone out of the house without flipping switches, lighting anything or starting a car in the garage. Once you are outside, call the town’s emergency line or 911, because the Town of Jones operates the gas system and maintains the mains and service meters. After the town makes the meter side safe, any repair to the piping inside your home or out to a shop is the property owner’s responsibility. We locate leaks, repair or replace gas piping, and pressure test the system before it goes back into service.

Do I need a permit for plumbing work in Jones?

Check with the town before major work. The Jones building inspector reviews permit applications, and the town requires electrical, plumbing, gas and HVAC installations to be done by professionals licensed by the State of Oklahoma, with inspections at every stage of construction. Jobs like a water heater replacement with a new gas connection, a sewer lateral replacement or a new bathroom usually need one. Town Hall is at 110 East Main Street. Septic systems are separate: they need an Authorization to Construct from the Oklahoma Department of Environmental Quality.

Is my older Jones home at risk for frozen pipes?

More than most. Census estimates put the median Jones home at 1976, and more than a third were built before 1970. Older houses often have supply lines in crawlspaces, exterior walls and unheated utility rooms, with little insulation. When Oklahoma City hit minus 14°F on February 16, 2021, lines like those had the least protection. Before a hard freeze, insulate what you can reach, open cabinet doors on outside walls, drip faucets, disconnect hoses and know where your main shutoff is. A winterization visit handles the rest.

Does Jones water come from wells, and should I filter it?

Yes, the town’s water comes from wells maintained by Public Works, and EPA lists it as a groundwater system serving about 1,700 people. Many other Jones households have private wells. Because the aquifer rock under central Oklahoma holds metals of its own, choose a filter after a test, not before. Town customers can review the annual water quality report every community system must publish. Private well owners should test at least once a year at a certified lab, as the CDC recommends. We install whole-house filtration and reverse osmosis based on the results.
