Edmond housing, from the 1889 townsite to new subdivisions

Edmond started as a railroad stop and land run town in 1889, and its oldest blocks still sit around downtown and the University of Central Oklahoma. The 1889 Territorial Schoolhouse at 2nd and Boulevard was the first public schoolhouse in Oklahoma Territory, and the Territorial Normal School, now UCO, began at 2nd and University. By 1907 natural gas lines had reached town and a housing addition was going up south of 2nd Street between Broadway and Boulevard, according to Visit Edmond's city history.

Most of Edmond is much younger than that. Census Bureau estimates for 2024 put the median year built for Edmond homes at 1996. About 3 in 10 houses date from the 1970s and 1980s, roughly 4 in 10 have been built since 2000, and only about 1 in 12 predates 1970. The 1980s alone brought Hafer Park, the dedication of Arcadia Lake and the Oak Tree Country Club, and growth continued: the city counted 68,315 residents in 2000 and 81,405 in 2010.

That spread shapes our work. A house near UCO may still have original drain lines and galvanized branches. A 1980s slab home is often on its second or third water heater, with copper under the floor. A recent build usually has PEX and plastic drains.

Neighborhoods and landmarks across a big city

Edmond covers about 87 square miles. It reaches from the northwest side, where Deer Creek Public Schools serve part of the city, to Arcadia Lake on the east side of Interstate 35. The city-owned KickingBird Golf Club reopened in 2023 after a $21 million renovation. Oak Tree National, the Pete Dye course that opened in 1976 and hosted the 1988 PGA Championship, sits inside an established neighborhood of its own. Mitch Park, Hafer Park and Spring Creek Park give the city its large green spaces, and Spring Creek is one of the two main waterways feeding Arcadia Lake, along with the Deep Fork River.

East of I-35 the lots get bigger and more rural, with longer water service lines, septic and aerobic systems, and long gas runs to shops and outdoor kitchens. If your property draws from a private well, we service the pressure tank too.

Edmond water: Arcadia Lake, city wells and Coffee Creek

Edmond runs its own water utility. Its 2025 water quality report lists three supplies: Arcadia Lake, built with the U.S. Army Corps of Engineers on the Deep Fork River; about 60 city wells in the Garber-Wellington aquifer; and water purchased from Oklahoma City. The city blends groundwater with lake water to limit disinfection byproducts. The Arcadia Lake treatment plant dates to 1987 and treats 12 million gallons a day, with state financing approved in 2026 to expand it to 30 million.

Demand swings with the seasons. The city's 2018 sustainability report put winter use as low as 8 million gallons a day and average summer use as high as 26 million, and the city's conservation goals target summer landscape irrigation. Edmond follows a regional conservation plan shared with Oklahoma City, with odd and even lawn watering in effect year-round.

The Coffee Creek Water Resource Recovery Facility on North Midwest Boulevard serves the majority of residents. The city notes that many other properties depend on septic or aerobic systems and recommends a professional inspection at least every three years.

Clay soil, creeks and hard freezes

Central Oklahoma sits on red shale and clay. The Oklahoma Geological Survey reports that more than 75 percent of the state has bedrock that can produce expansive soils, and that clays such as montmorillonite can swell to 1.5 to 2 times their dry volume. In Edmond that movement shows up as shifting slabs, separated sewer joints and water lines that crack where they enter the house. Creek corridors along Spring Creek and Coffee Creek add mature trees whose roots find sewer lines.

Winter is the other stress. On February 16, 2021, Oklahoma City hit minus 14°F, its second-lowest temperature on record, and every one of the Oklahoma Mesonet's 120 stations fell below zero. During that event Edmond Electric, the city-owned utility that has served Edmond since 1908, asked customers to conserve power and natural gas and to set thermostats lower. Our Edmond frozen pipe repair page covers how local homes freeze.

Permits and inspections in Edmond

Plumbing permits go through the city's Building & Fire Code Services at 22 E. Main Street. The city's permit guide says alterations to plumbing systems, including piping, need a permit, while repairs to the working parts of a faucet or valve and clearing a stoppage do not. Gas piping falls under the mechanical permit. Inspections are booked by text, with separate codes for plumbing rough-in, sewer line, water line and gas pressure tests.

Freeze season is here in Edmond.

Frozen pipes, burst pipes, split hose bibs and sprinkler backflow damage. We answer 24/7 when the temperature drops. See our winter plumbing services.

Emergency & Everyday Plumbing in Edmond

24/7 Emergency Plumbing Services in Edmond

From a burst line in a two-story near KickingBird Golf Club to a sewer backup in an older house by UCO, we answer Edmond emergency calls 24/7 and talk you through the shutoff while we head your way.

Drain Cleaning & Clogged Drain Repair in Edmond

Edmond kitchens and baths built from the 1970s through the 1990s are at the age where grease, scale and roots slow every drain. We clear the clog, then tell you honestly whether the line itself needs attention.

Toilet Repair & Installation

Toilets in Edmond's 1980s and 1990s homes are often original, with tired flappers, fill valves and wax rings. We repair running and rocking toilets and install new high-efficiency models that fit the city's conservation goals.

Faucet & Sink Repair

Edmond's permit guide treats repairs to a faucet's working parts as routine, but a corroded shutoff or cracked supply line under the sink is a bigger job. We fix drips, weak flow and leaking sink drains.

Garbage Disposal Repair & Replacement

A jammed, humming or leaking disposal stops an Edmond kitchen cold. We reset, repair or replace units, clear the drain behind them, and give septic homeowners straight advice on what a disposal does to their tank.

Water Pressure Problems & Repair

Pressure that runs too high wears out Edmond fixtures and water heaters early, and pressure that runs too low points to old pipe or a failing valve. We test it at the hose bib and install or replace pressure regulators.

Plumbing Fixture Installation & Replacement

Remodeling a 1990s bath in Edmond? We install faucets, sinks, toilets, tub and shower valves and other fixtures, and we pull the city plumbing permit whenever new piping is part of the project.

Water Heater Services in Edmond

Water Heater Repair in Edmond

Edmond's water blends Arcadia Lake with dozens of city wells, and the minerals settle in tanks over time. We repair burners, elements, thermostats and valves, and we handle winter breakdowns when cold incoming water works heaters hardest.

Water Heater Replacement & Installation in Edmond

With a median home age of 1996, plenty of Edmond houses are on a second or third water heater. We size the new unit to your household, pull the city permit when the job needs one, and install it to code.

Tankless Water Heater Installation & Repair in Edmond

Larger Edmond homes with long runs to distant baths are strong candidates for tankless units. We check gas line sizing on your side of the Oklahoma Natural Gas meter and descale existing units fed by the city's blended water.

Hot Water Recirculation Pump Installation

In a large Edmond home the farthest bathroom can sit a long way from the water heater. A recirculation pump keeps hot water close to the tap, so you stop sending gallons down the drain while you wait.

Leak Detection, Water Lines & Repiping in Edmond

Slab Leak Detection & Repair in Edmond

Expansive clay under Edmond's slab-on-grade homes swells and shrinks with every wet spring and dry summer, and copper lines under the floor take the strain. We pinpoint slab leaks and weigh a spot repair against a reroute.

Water Leak Detection & Repair in Edmond

In Edmond the line from the meter to your house is yours to maintain, and on bigger lots it can be long. We trace hidden leaks inside walls and underground before the next water bill finds them for you.

Water Line Repair & Replacement

The private water line between your Edmond meter and the house is the property owner's to fix, and expansive clay is hard on it. We repair or replace leaking and broken underground lines and schedule the city's water line inspection.

Whole-House Repiping

Some Edmond homes from before 1970, especially around downtown and the UCO area, still carry galvanized steel pipe that narrows with rust. Whole-house repiping with PEX or copper restores pressure and ends the pinhole leak cycle.

Lead Water Service Line Replacement

Edmond is inventorying service lines and mailed notices dated December 31, 2025 to addresses listed as unknown. If your private line from the meter turns out to be lead or galvanized, we replace it from the meter to the house.

Smart Water Shutoff Valve Installation

If you travel often, or own a property that sits empty for stretches, a smart shutoff valve on your Edmond main can close itself when it senses a leak. We install the valve and set up the app with you.

Sewer & Drain Line Services in Edmond

Sewer Line Repair & Replacement in Edmond

Most Edmond homes drain toward the Coffee Creek treatment plant through a single sewer lateral. We repair cracked, sagging and root-filled lines, from the older blocks near downtown to the 1980s subdivisions, and book the city's sewer line inspection.

Hydro Jetting

For Edmond sewer lines packed with roots from mature creekside trees or years of kitchen grease, high-pressure water scours the pipe wall clean. We run a camera first so the jetting suits the pipe's age and material.

Sewer Camera Inspection

Buying in an established Edmond neighborhood? A homebuyer sewer scope shows the condition of a 30- or 40-year-old lateral before closing. We record the run, note roots, offsets and bellies, and walk you through the footage.

Trenchless Sewer Repair & Replacement

Mature landscaping, long driveways and pool decks make digging up an Edmond sewer line expensive. Trenchless repair and pipe bursting replace the line through small access pits, so far less of your yard gets torn up.

Cast-Iron Sewer Pipe Descaling

Cast-iron drains turn up most often in Edmond's pre-1970 houses near downtown and the university. Descaling grinds away rust and buildup inside so the pipe flows again, and can delay replacement while the walls are still sound.

Sewer Root Removal

Edmond's creek corridors and tree-lined older streets give roots plenty of chances to find a sewer joint. We cut the roots out of the line, camera it afterward, and talk through options if they keep coming back.

Main Sewer Cleanout Installation

If your Edmond home has no accessible outdoor cleanout, every backup means pulling a toilet or working from the roof vent. We add a main sewer cleanout near the foundation so future drain service is faster and cleaner.

Sewer Odor Detection & Repair

A sewer smell in an Edmond house usually means a dry trap, a cracked vent or a failed seal. We smoke-test and camera the system to find the source, including slab homes where the drain runs under the floor.

Winter Freeze Protection & Repair in Edmond

Burst Pipe Repair in Edmond

When Edmond Electric asked customers to turn thermostats down during the February 2021 power emergency, cold attics and garages became freeze zones. We stop burst pipes, repair the split and pressure-test the line before water goes back on.

Frozen Pipe Repair & Thawing in Edmond

Pipes in Edmond attics, in crawlspaces under older homes near UCO and in garages on north walls freeze first when nights drop below 20°F. We thaw them with controlled heat and look for splits before the ice melts.

Plumbing Winterization

We insulate exposed pipe in Edmond attics, garages and crawlspaces before winter, and we winterize vacation homes and empty rentals, including lake-area properties that may sit unwatched through a hard freeze.

Outdoor Faucet & Hose Bib Freeze Repair

An outdoor faucet on a north or west wall is usually the first thing to freeze in an Edmond cold snap. We repair split hose bibs and install frost-free models that drain themselves when you shut them off.

Sprinkler System Winterization

Edmond lawn irrigation runs hard all summer under the city's odd and even watering schedule. Before the first freeze we drain the system and protect the backflow preventer, which cracks easily if left full of water.

Gas, Water Quality & Specialty Plumbing in Edmond

Gas Line Repair & Installation

Oklahoma Natural Gas maintains the pipe to your Edmond home, but the piping inside is yours. We find and repair leaks on customer-owned gas lines, pressure-test the system, and handle the city's mechanical permit and gas inspection.

Whole-House Water Filtration Installation

Edmond reported no drinking water violations for 2025, but its report still lists minerals, sodium and disinfection byproducts that some families prefer to reduce. We install whole-house filters and reverse osmosis systems sized to your home.

Backflow Testing & Certification

Edmond sprinkler systems and commercial buildings rely on backflow preventers to keep yard and process water out of the city supply. We test, repair and replace residential, irrigation and commercial assemblies.

Outdoor Gas Line Installation (BBQ, Fire Pit, Outdoor Kitchen)

Oklahoma Natural Gas says lines to grills, pool heaters and outdoor appliances belong to the homeowner. We run new gas lines to Edmond patios, fire pits and outdoor kitchens and handle the permit and pressure test.

Walk-In Tub Plumbing Installation

For Edmond homeowners planning to stay put, a walk-in tub needs the right drain, a fast-filling valve and enough hot water. We handle the plumbing side, including a water heater upgrade if the existing tank is too small.

Septic Plumbing & Pressure Tank Repair

The City of Edmond notes that many properties rely on septic or aerobic systems instead of city sewer. We repair the plumbing that feeds them and service pressure tanks on homes that draw from a private well.

Commercial Plumbing in Edmond

Commercial Drain Cleaning

Restaurants and shops in downtown Edmond and along the I-35 corridor fight grease that hardens in the line. We jet grease lines and clear floor drains for Edmond businesses, after hours if that suits you better.

Commercial Plumbing Maintenance

Edmond offices, churches, schools and retail buildings run water heaters, restrooms and backflow devices that wear out quietly. Scheduled maintenance keeps them working, and we plan visits around your business hours.

Local, licensed and insured

Why Edmond calls us

Licensed

Licensed, permitted, inspected

Plumbing is a licensed trade in Oklahoma, and the work belongs in the hands of a licensed plumber. We are licensed and insured, and our plumbing experience goes back to 1985, so you know who is coming to your door. When an Edmond job needs a permit, such as new piping, a gas line or a sewer replacement, we file it with the city's Building & Fire Code Services and book the inspections by text, so you are never left sorting out the paperwork or the inspector's schedule on your own.

Since 1985

Every era of Edmond housing

Our plumbing experience goes back to 1985 and spans nearly every era of Edmond housing: the older homes near downtown and UCO, the big building years of the 1970s through the 1990s, and the subdivisions still going up on the edges of town today. We know where builders in each era tended to run supply lines, which houses are likely to lack an outdoor cleanout, and which pipe materials are probably hiding behind the drywall before the first wall gets opened.

These guys were great! A breath of fresh air from the usual contractor/service. They cared about fixing the problem not how much they can charge. I had a same day service need, leak in between floors, the day before a trip. They came out same day and presented multiple solutions as well as keen explanations.

Edmond plumbing questions

Where does Edmond's tap water come from?

The City of Edmond runs its own water system. Its 2025 water quality report lists Arcadia Lake as the surface source, about 60 city wells in the Garber-Wellington aquifer as the groundwater source, and a connection that buys water from Oklahoma City. The city says it blends groundwater with surface water to lower organic carbon and limit disinfection byproducts. The full annual report is posted on the Oklahoma DEQ website and linked from the city's Water Resources page.

Do I need a city permit for plumbing work in Edmond?

Often, yes. The City of Edmond's permit guide says alterations to plumbing systems, including piping, need a permit, and gas piping falls under mechanical permits. Repairs to the working parts of a faucet or valve, and clearing a stoppage, do not need one. Permits run through Building & Fire Code Services at 22 E. Main Street, and inspections are booked by text message using the permit number. We pull the permits for the work we do and meet the inspector when needed.

Is my Edmond home on city sewer or septic?

Most Edmond homes drain to the city's Coffee Creek Water Resource Recovery Facility, but the city notes that many other properties rely on septic or aerobic systems because they are not connected to a treatment plant. The city recommends a professional septic inspection at least every three years and pumping every three to five years. If you are not sure which one you have, we can tell you on the first visit.

How cold did it get around Edmond in February 2021?

Oklahoma City's official record shows minus 14°F on February 16, 2021, its second-lowest reading on record. The Oklahoma Mesonet reported that all 120 of its stations dropped below zero that day. Statewide, February 15 averaged minus 0.7°F, the coldest day since at least 1915. During the same stretch Edmond Electric asked customers to cut back on electricity and natural gas, which is exactly the kind of week when pipes in attics, garages and outside walls freeze.

Are there lead service lines in Edmond?

The city is inventorying service lines under the EPA's Lead and Copper Rule Revisions, focusing on homes built before 1987, and the results are on its map hub at maps.edmondok.gov. Addresses listed as unknown received notices dated December 31, 2025, and the city says its replacement plan is due by late 2027. The private line from the meter to the house belongs to the property owner, and that is the part we replace.
