Water Heater Replacement & Installation in Midwest City, OK

Water heater replacement in Midwest City is permitted work, and the rules changed recently. The city updated its plumbing and fuel gas codes in April 2023, so a new heater has to meet today's venting, gas and expansion requirements even if the old one sat in that closet for decades. We handle the permit, the installation and the inspection.

Permits and code for a new water heater in Midwest City

Midwest City's Permits and Building Inspections Division, on the first floor of City Hall at 100 N. Midwest Boulevard, issues the permit, and applications can go through the city's CityWorks online portal. The city's residential permit checklist says a licensed contractor must submit for the permit unless the homeowner is doing the work. We pull it under our license as part of every job.

A few code points come up on almost every swap. The International Plumbing Code requires a thermal expansion control device when a storage water heater is fed through a check valve, pressure-reducing valve or backflow preventer. It also calls for a pressure-reducing valve when house pressure tops 80 psi, which matters here because the city's 2025 Water Master Plan shows maximum system pressures reaching 100 psi in places. Gas units need correct venting and a gas connection that meets the fuel gas code.

Fitting a new heater into an older Midwest City house

Census Bureau survey data shows about 6 in 10 Midwest City homes were built before 1980. Many of those keep the water heater in a hall closet, a utility room or the garage, with venting, gas piping and drain connections installed long before current rules. Newer tanks are often taller or wider than the old one at the same capacity, so a replacement may need a reworked vent connector, a new gas shutoff and sediment trap, or a corrected relief valve discharge line.

Closets in older homes can also be tight on combustion air, which a gas heater needs to burn cleanly and vent properly, so we confirm the space works for a gas unit before we set one there. We check all of that before we quote, so there are no surprises on install day and the inspection goes smoothly.

Winter water heater replacement

Tanks often fail in winter, when they work hardest against cold incoming water. If yours quits during a cold snap, we take the call 24/7, and same-day replacement is often possible when the right size is in stock. Financing is available for replacements.

If your heater is still working but showing its age, with rust at the fittings, a damp base or rumbling from sediment, planning the swap before it fails lets you pick the right unit instead of the first one available. Learn more about local water and permits on our Midwest City plumber page.

Why Midwest City calls us for water heater replacement

Licensed

Permit pulled, inspection passed

Every replacement we do in Midwest City is permitted, and we are a licensed and insured plumbing company. We handle the CityWorks application, install to the codes the city enforces, and meet the inspector. You end up with a heater that is legal, safe and documented, which matters when you sell the house or need to file an insurance claim down the road.

Since 1985

Sized for how you use hot water

Our plumbing experience installing water heaters goes back to 1985. We ask how many people live in the home, which fixtures run at the same time and whether you have a large soaking tub, then size the heater to fit. A right-sized tank avoids cold showers without wasting energy, and we check the gas line and venting so the new unit can deliver what it is rated for.

4.9★

Clean install, clear price

Our 4.9-star rating across 88 Google reviews comes from doing the job neatly and explaining it plainly. We protect the floors, take out the old tank, add a drain pan where one belongs, and show you the new shutoff and relief valve before we leave. We price the job after we see the space, and financing is available. We are licensed and insured.

What our customers say

4.9 out of 5 from 88 Google reviews

These guys were great! A breath of fresh air from the usual contractor/service. They cared about fixing the problem not how much they can charge. I had a same day service need, leak in between floors, the day before a trip. They came out same day and presented multiple solutions as well as keen explanations.

Water Heater Replacement in Midwest City: common questions

Do I need a permit to replace a water heater in Midwest City?

Replacing a water heater means reconnecting water, gas or electric, and venting, all of which fall under the codes Midwest City enforces, so we treat every replacement as permitted work. Applications go to the Permits and Building Inspections Division at City Hall or through the CityWorks portal, and a licensed contractor submits unless the homeowner does the work. We include the permit with every install.

Do I need an expansion tank with my new water heater?

Often, yes. The International Plumbing Code that Midwest City enforces requires thermal expansion control when a storage water heater is fed through a check valve, pressure-reducing valve or backflow preventer. Many homes have one of those, and parts of the city also see high system pressure. We check your setup and install an expansion tank when the code or your pressure calls for one.
