The freeze pattern in Midwest City
NOAA climate normals put Midwest City's average January low at about 26°F. That is below freezing, but above the 20°F temperature alert threshold that IBHS, citing University of Illinois Building Research Council research, uses for pipes in southern homes. On a typical winter night, a reasonably built house is fine.
Trouble comes with the arctic outbreaks that drive temperatures far lower for days at a time. On February 16, 2021, Oklahoma City, just west of Midwest City, fell to minus 14°F, its second-lowest temperature on record, according to the Oklahoma Climatological Survey. Wind makes it worse. A steady north wind pulls heat out of exterior walls, vented crawlspaces and open garages faster than the thermometer suggests.
Where pipes freeze, by the age of the house
The era a home was built in tells us where to look first. Census Bureau survey data shows the 1950s were Midwest City's biggest building decade, and homes from the 1970s and 1980s make up about another third of the city's housing.
| Type of home | Where lines usually freeze | Lasting fix |
| 1940s to 1960s homes | Kitchen sinks on outside walls, old hose bibs, lines in exterior walls or under floors | Insulate and seal the wall cavity, add a frost-free hose bib |
| 1970s and 1980s slab homes | Attic runs, garage ceilings, laundry lines on an outside wall | Add or restore attic insulation over the pipe, or reroute it |
| Any home with irrigation | The above-ground backflow preventer and its riser pipes | Drain and insulate it in the fall, or remove it for winter |
If the water meter itself freezes, that is generally city equipment, so call Midwest City Public Works, or 405-739-1383 after hours.
Frozen pipe thawing and repair, done safely
A frozen line is under pressure from the ice, and a split usually stays hidden until it thaws. That is why we treat thawing and inspection as one job. We find the frozen section from which fixtures have gone dead, open the right faucet, and warm the pipe with controlled heat, never an open flame. As water starts moving, we watch the thawed section and its fittings for cracks or joints that pushed apart, and we repair them before you turn the water back on fully.
If a line has already split and water is coming through a wall or ceiling, shut off the main and tell us when you call. At that point the job is also a burst pipe repair, and we handle both on the same visit whenever we can. The full method and the repair options are on our main frozen pipe repair and thawing page.
Before the next arctic outbreak
- Find your main shutoff now and make sure it actually turns
- Disconnect garden hoses and cover outdoor spigots
- Drain or insulate the sprinkler backflow preventer
- Open sink cabinets on outside walls and drip those faucets when lows head under 20°F
- Keep the garage door closed if water lines run through the garage
- Leave the heat on, at a steady setting, if you travel during a cold snap
