Slab Leak Detection & Repair in Edmond, OK

Most slab leak repair in Edmond traces back to the ground under the house. Edmond sits on clay that swells when it rains and shrinks in a dry summer, and copper water lines buried in a slab foundation move with it. We find the leak without tearing up the whole floor, then repair it in place or reroute the line, whichever makes more sense for your home.

Clay soil and Edmond's slab homes

Census estimates show that the 1970s, 1980s and 1990s together produced about half of Edmond's current housing, and many homes from that era sit on slab-on-grade foundations, often with copper water lines buried in the gravel beneath the concrete. The ground under those slabs is the problem. Oklahoma Geological Survey research puts potential sources of expansive soil under most of the state, and the swelling clay minerals in that soil can expand to 1.5 to 2 times their size when they take on water. A slab poured on that ground rises and settles with the seasons.

Every wet spring and dry summer flexes the slab a little, and the pipe moves with it. Where a line rubs against concrete or gravel, or bends up through the floor to a fixture, the wall of the pipe can thin until it pinholes. Hot water lines often fail first, since they also expand and contract every time the water heater runs.

Summer watering and the soil around your foundation

Under the regional conservation plan it shares with Oklahoma City, Edmond limits lawn watering to odd or even days by address all year, and the city's 2018 sustainability report says its conservation goals focus on summer landscape irrigation. On a fixed schedule, it is easy to soak the yard on your days and let the clay dry and shrink in between.

What that means for your slab: soil that is soaked on one side of the house and bone-dry on the other moves unevenly. Keep sprinkler heads from spraying directly against the foundation, fix irrigation leaks quickly, and aim for steady moisture around the perimeter instead of drenching it twice a week and letting it crack in between. Stable soil is easier on both the foundation and the pipes inside it.

Signs of a slab leak

  • A warm spot on a tile or concrete floor
  • The sound of running water when every fixture is off
  • A water bill that jumps with no change in use
  • The leak indicator on your water meter spinning with the house shut down
  • Damp carpet, cupped wood flooring or a musty smell with no visible source
  • A water heater that seems to run constantly

A warm floor plus a moving meter is about as clear as it gets. If you suspect the hot side, closing the cold supply valve on top of the water heater usually stops the leak until we arrive, and the rest of the house keeps its cold water.

How we find and fix a slab leak

  1. Meter test. With every fixture off, we watch your Edmond water meter to confirm water is leaving the system.
  2. Hot or cold. Isolating the water heater tells us which side is leaking.
  3. Pinpoint. Acoustic listening, line tracing and thermal imaging narrow the leak to a spot on the floor.
  4. Choose the repair. A spot repair through a small opening, or a reroute through walls and the attic that abandons the line under the slab.
  5. Test and restore. We pressure-test the repair before the floor or wall is closed.

Rerouting means new piping, which the City of Edmond's permit guide treats as permitted work, and the city's inspection list includes a plumbing wall inspection before drywall goes back up. We handle both. Our main slab leak detection and repair page explains each method in detail, and our Edmond plumbing page covers local soil and housing.

Why Edmond calls us for slab leak repair

Since 1985

Pinpoint before we cut

Our plumbing experience with slab leaks goes back to 1985, and the goal on every job is the smallest possible hole in your floor. We confirm the leak at the meter, isolate hot from cold, and use listening equipment and thermal imaging to narrow it to a spot. When we do open the slab, it is over the leak, not a guess a few feet away from it.

24/7

Moving fast while water runs

A slab leak runs around the clock, soaking the ground under your foundation and running up the water bill the whole time. We pick up the phone 24/7, and we can often locate a slab leak the same day you call. We bring leak location equipment on the first visit, so finding the leak and planning the repair can happen on the same trip instead of over several.

4.9★

Options laid out plainly

Our customers rate us 4.9 stars from 88 Google reviews, in part because we explain choices instead of pushing one. A spot repair, a reroute and a full repipe each make sense in different houses, and we show you why one fits yours. Financing is available, which helps when a home with repeat slab leaks really needs new piping above the floor.

These guys were great! A breath of fresh air from the usual contractor/service. They cared about fixing the problem not how much they can charge. I had a same day service need, leak in between floors, the day before a trip. They came out same day and presented multiple solutions as well as keen explanations.

Slab Leak Repair in Edmond: common questions

Why do slab leaks happen so often in Edmond homes?

Two things line up here. The Oklahoma Geological Survey says more than 75 percent of the state has bedrock that can form expansive soils, and about half of Edmond's homes were built between 1970 and 1999, an era when copper water lines under a slab foundation were common. Each wet and dry cycle flexes the slab, and pipe that rubs on concrete or gravel slowly wears through.

Is rerouting better than breaking the slab?

It depends on the house. One leak in an otherwise healthy line is often cheapest to fix through a small opening in the floor. If the home has had leaks before, or the line runs under expensive flooring, rerouting through walls and the attic avoids the slab entirely and retires the old pipe. Rerouting is new piping, so in Edmond it needs a permit.
